These Terms and Conditions (“Terms”) govern your access to and use of the website operated by Ascent Peak Ventures (“Ascent Peak Ventures,” “we,” “us,” or “our”). By using this website or submitting information to us, you agree to these Terms. If you do not agree, please do not use the site.

1. Who we are

Ascent Peak Ventures is a private real estate investment company based in Greenville, SC, buying residential property directly from owners throughout Upstate South Carolina & Western North Carolina. We are not a licensed real estate brokerage, we do not represent buyers or sellers as agents, and we do not list properties on the MLS. We purchase property for our own account or assign contracts to affiliated buyers.

2. Eligibility

You must be at least 18 years old and legally able to enter into contracts to use this site or submit an inquiry. By submitting a property, you represent that you are the owner of record, an authorized representative of the owner (such as an executor, trustee, or attorney-in-fact), or otherwise legally permitted to discuss its sale.

3. No-obligation, informational offers

Any price, range, estimate, or structure discussed on this site, by phone, by text, by email, or in person is informational and non-binding. It is not a formal offer to purchase and does not create a contract. No agreement exists between you and Ascent Peak Ventures unless and until both parties sign a written purchase and sale agreement. Amounts discussed may change based on inspection, title condition, payoff amounts, liens, occupancy, or other facts discovered during review. You are never obligated to accept anything.

4. Not legal, tax, or financial advice

Nothing on this site is legal, tax, accounting, or financial advice. Selling real estate — especially through creative structures such as seller financing or subject-to arrangements — has legal and tax consequences. We encourage you to consult your own attorney, accountant, or financial advisor before signing anything.

5. Acceptable use

• Do not submit false, misleading, or fraudulent information.
• Do not submit property information you have no right or authority to share.
• Do not attempt to disrupt, probe, scrape, overload, or gain unauthorized access to the site or its systems.
• Do not use the site for any unlawful purpose or to harass any person.
• Do not use automated tools to submit forms or harvest content.

We may refuse service, remove content, or block access at our discretion if we believe these Terms have been violated.

Consent to receive marketing text messages is not a condition of any purchase or of submitting a form. Message and data rates may apply and message frequency may vary. 7. Intellectual property

The site and its contents — including text, layout, graphics, logos, the Ascent Peak Ventures name and mark, and software — are owned by Ascent Peak Ventures or its licensors and are protected by copyright, trademark, and other laws. You may view and print pages for your personal, non-commercial use. You may not copy, reproduce, republish, or create derivative works from the site without our prior written permission.

8. Third-party links and services

The site may link to or rely on third-party websites and services. We do not control them, do not endorse them, and are not responsible for their content, availability, accuracy, or privacy practices. Accessing a third-party site is at your own risk and subject to that party's terms.

10. Limitation of liability

To the fullest extent permitted by law, Ascent Peak Ventures and its owners, members, employees, contractors, and affiliates will not be liable for any indirect, incidental, special, consequential, exemplary, or punitive damages, or for lost profits, lost data, or lost opportunities, arising out of or related to your use of the site or any communication with us, even if advised of the possibility of such damages. Our total aggregate liability for any claim relating to the site will not exceed one hundred U.S. dollars ($100).

12. Governing law and venue

These Terms are governed by the laws of the State of South Carolina, without regard to its conflict of law rules. Any dispute arising out of or relating to these Terms or the site will be brought exclusively in the state or federal courts located in Greenville County, South Carolina, and you consent to personal jurisdiction there.

13. Changes to these Terms

We may update these Terms at any time. Changes take effect when posted, and the “Last updated” date above will reflect the revision. Your continued use of the site after changes are posted constitutes acceptance.

14. Severability and entire agreement

If any provision of these Terms is found unenforceable, the remaining provisions remain in full force. These Terms, together with our Privacy Policy and SMS Terms, are the entire agreement between you and Ascent Peak Ventures regarding the site.
